The home is in a flood zone, and there may be code-compliant flood vents already present that were not identified during the inspection. We will confirm the vent requirements for flood insurance before any vent sealing is proposed, priced or performed.

Scope: All work described in the Included Scope above. Any work not listed is not included unless agreed in writing.
Not included: sealing of the crawlspace vents (held out until the flood-zone vent requirements are confirmed — see the Vent Sealing note above), mold treatment, new insulation (removal only — insulation is removed and not replaced), drainage or sump pump work, wall encapsulation (vapor barrier is floor-only), structural work (piers, joist/beam repairs, subfloor replacement, engineering, foundation modifications).
Owner supplies: none required.
Contractor supplies: 10-mil white vapor barrier, PVC crawlspace access door, AprilAire E100 dehumidifier, condensation pump and discharge line, electrical materials.
MEP contingency: if live wiring/plumbing is found during the work, a change order covers rerouting.
Warranty: 12 months workmanship · 5 years on the dehumidifier.
